For qualifying court-appointed probate petitioners, administrators, or executors, age 18 or older. Both issued probate Letters and a signed Order for Probate must name you and be received and reviewed before scheduling or payment. The residential property must be located in California and have no active exclusive listing with another brokerage. This estate-consumer offer excludes participation as a paid professional fiduciary, professional referral source, or settlement-service provider. One $200 cash payment per property, received by the authorized representative for the estate at the conclusion of the qualifying consultation. No fees, purchase, hiring, closing, or referrals required. Read all requirements before requesting a meeting.

A LOWER FEE. A CLEARER COMPARISON.

Comparison listing fee$30,000
Potential 1% listing fee$10,000
Illustrative fee savings$20,000

Illustration only. The 3% starting fee (Listing Broker Only) is an example, not a standard or required commission. A 1% fee is not available for every property or service plan. Both calculations exclude buyer’s broker compensation, closing costs, taxes, repairs, and other expenses. This compares fees only and does not predict a sale price or your net proceeds. Your fee is confirmed in your written listing agreement.

01

Sell the property as is.

Explore a sale in the property’s current condition. Review a marketing strategy, likely buyer interest, offer terms, and the listing fee for your as-is sale plan.

02

Renovate before selling.

Compare the proposed improvements, budget, timeline, listing fee, and potential proceeds. Ask about an advance if the property needs work and upfront funds are limited.

03

Choose your selling plan.

Get a clear explanation of the services and agreed fee, which may be as low as 1%. You can begin whether you are just considering a sale or ready to list.

The 1% listing-fee disclosure

Listing-side brokerage fees may be as low as 1% of the property’s actual sale price. The offered fee depends on the selected sale plan, including whether the property is sold as is or renovated, the preparation and marketing services selected, and any renovation-advance arrangement. The seller does not need to have an existing buyer. The specific fee and included services are explained before engagement and stated in the written listing agreement; the 1% rate does not apply to every property or service plan.

The listing-side fee is not a total commission or an all-inclusive closing-cost figure. Any buyer’s broker compensation is separately negotiated; any seller contribution requires the seller’s agreement. Renovation work and advances, if selected, have separate written budgets and repayment terms. Escrow, title, recording, transfer taxes, loan-related expenses, repairs, and other third-party costs are separate. The written agreement states when the brokerage fee is earned and payable. Probate sales remain subject to applicable court orders and any required approval. Commissions are fully negotiable and are not fixed by law.

BEFORE & AFTER

Could a renovation make
a difference for your sale?

Ask about options with no upfront out-of-pocket renovation costs. An advance is reimbursed under separate written terms. Compare the renovation budget and agreed listing fee with an as-is sale before you choose.

FULLERTON RENOVATION EXAMPLE

587 Sycamore Avenue · Fullerton, California

As-is estimate$1,050,000
Renovation cost$35,000
Sale price$1,200,000

$115,000 difference after the stated renovation cost

Historical example from the reference page. This is not net profit: commissions, closing costs, taxes, carrying costs, and other expenses are not deducted. Past results do not guarantee future results. Renovation scope, advance availability, repayment at closing or other contractual events, and service fees require a separate written agreement.

All Conditions

Before we set your appointment

  • You must be the authorized petitioner, administrator, or executor appointed by the court and named in the estate’s Letters and Order for Probate.
  • You must have received both the issued probate Letters and the signed Order for Probate, and upload a copy of each with your request.
  • You must be at least 18, represent an eligible residential property located in California, and participate for that estate’s own potential sale. Participation as a paid professional fiduciary, professional referral source, or settlement-service provider is excluded from this offer.

Erik must receive and review both documents and confirm your eligibility before scheduling a meeting or making any payment. Submitting a petition alone does not qualify.

The scheduled, in-person meeting lasts approximately 30 minutes and includes a sales presentation about your property-sale options. The location is agreed upon beforehand. Read every eligibility, attendance, and payment condition before submitting.
